Market intelligence
Tenant intelligence, closure signals, CMBS analysis and cap rate movement — much of it semi-produced from pipelines already running for underwriting. This is the reason a digest can replace blasting every property to every contact.
Three streams
Tenant intel
Store-count movement and closure signals, mostly derived from pipelines that are already running for underwriting. Where a dollar-store operator is opening and where it is quietly consolidating.
CMBS
What maturing debt is doing to net lease pricing. Refinancing pressure shows up in seller motivation before it shows up in cap rates.
Market report
Michigan net lease, quarterly. What actually traded, at what yield, and to whom.
Explainers
One per practice, written for somebody deciding whether a deal is worth underwriting rather than for search engines.
- What is a net lease?
A net lease shifts operating costs from the landlord to the tenant. The difference between NN and NNN is which costs, and it changes what you are actually buying.
- QSR NNNHow franchisee versus corporate guaranty changes QSR pricing
The guaranty is usually the largest single pricing input on a QSR deal. It is not a flat discount, and the deciding factor is often whether the operator will open their books.
- Multitenant retailReading a rent roll on a grocery-anchored center
Rollover concentration is the first thing to look at, and average lease term hides it. A centre where a third of the income expires in the same eighteen months is a different risk from one that ladders.
- Pharmacy NNNWhat happens to a pharmacy NNN when the tenant consolidates
Two stores become one, and the question is which. Overlap analysis — distance to the nearest sibling store, relative volume, lease economics on both — is the whole exercise.
- Industrial NNNUnderwriting a single-tenant industrial asset
Clear height, power, truck court and the tenant’s cost to leave. Re-tenanting cost is the number that decides the deal, not the rent.
- 1031 exchange timelines, in plain terms
Identification and closing deadlines are calendar days, not business days, and they do not move. Everything about how exchange buyers behave follows from that.
Campaign archive
Content campaigns are published here with their own URLs. Listing announcements are not: they point at the listing page instead of competing with it, so a property is only ever findable in one place.
The archive is being populated. Campaigns are sanitised on the way in — recipient identifiers, tracking pixels and unsubscribe tokens stripped at index time rather than at render, because raw sent HTML in a public archive can expose a recipient or let a stranger unsubscribe somebody else.
